A new business park project aimed at attracting big brands and small firms to the Humber region has secured a second national operator.
Toolstation will open during the summer as the first tenant at The Trade Yard, a new site built in Scunthorpe by Venture Business Parks Limited using proceeds from the sale of their adjacent site, Parkway Business Park.
Earlier this year Venture, trading as Allenby Commercial (Construction) Limited, sealed an agreement with Screwfix to take the first unit at The Trade Yard in Beverley, which is undergoing major redevelopment following the acquisition of the former Swinemoor Industrial Estate.
Charlie Allenby, Sales Manager, said:
The commitment of Toolstation is a significant move for the Scunthorpe site and is particularly welcome so soon after confirmation by Screwfix of their lease at The Trade Yard in Beverley.
By securing the presence of these household names we are underlining the potential of the sites to other prospective trade counter tenants. The success of Parkway shows that this model of affordability and flexibility in busy locations is particularly attractive to the trade counter and small business sectors, supporting job creation in the area.
Parkway Business Park was sold by Allenby Commercial in January 2015 and work began soon afterwards on development of The Trade Yard, a three-acre site at the side of the busy Mannaberg Way. Allenby Commercial will provide 30,000 square feet of accommodation in three phases, with units available from 2,500 square feet upwards.
Toolstation, one of Britain’s fastest growing suppliers of tools, accessories and building supplies to the trade, home improvers and self-builders, will occupy 5,000 square feet. Completion of the site is scheduled for April 2017.
Duncan Willey, Divisional Director at PPH Commercial, said:
Parkway Business Park already boasts an impressive list of tenants including Screwfix Direct, Crown Decorating Centre and Graham plumbers’ merchants.
The development of The Trade Yard and the arrival of Toolstation are significant inward investments which will bring employment opportunities to the town. The location of this site is ideal for trade counter operators or for businesses seeking modern high quality industrial premises with prominence and good road access. We are already in discussions with a number of other notable occupiers and hope to announce further occupiers shortly.’
The Trade Yard in Beverley is being developed at the 7.24-acre Swinemoor Industrial Estate which was acquired by Allenby early in 2015.
Screwfix, the UK’s largest multi-channel supplier in trade tools, plumbing, electrical, bathrooms and kitchens, will occupy the first of two newly-built units, taking a total of 5,000 square feet. The second unit is similar size and can be sub-divided. A second phase will offer units from 3,000 square feet up to 20,000 square feet with options for bespoke design.
Mr Allenby added:
Allenby Commercial will roll out The Trade Yard brand across the region and we expect to announce details of more tenants and sites in the coming months through social media @allenbycomm.
